Ponta Brasil Beach Resort will be situated in 11,000 sq metres of prime beachfront land. The development will comprise 60 stylish beachfront apartments all ocean-facing and with spectacular sea views. Under Brazilian law,it is not permitted to build permanent structures on the first 30 metres of land from the highest tide mark though it is permitted to build leisure facilities.

At Ponta Brasil Beach Resort there will be a beautiful tropical garden,lawned and with an extensive array of shade-providing palm trees. In the middle of the garden and directly facing the beach will be an 18m long fresh-water swimming pool, a volley ball court, a bar and BBQ area for residents use and at the rear,car parking facilities for each apartment. Whilst the development will be walled this will not be intrusive and along the beachfront there will be a low level wooden panelled fence.

There is a constant breeze from the sea throughout the year in this area and, in our opinion, air-conditioning will not be necessary, although residents will be able to instal their own units if they so wish. The rustic-style rooves of each apartment block have been designed in such a way to allow a constant flow of air to pass through so that the area inside the roof remains permanently cool,thus ensuring that each apartment also remains cool and fresh. We believe this eco-friendly feature will appeal to buyers as it will also significantly reduce the cost of electricity,as well as providing a source of constant fresh air.

A 24 hour concierge service will be provided which is intended to ensure the privacy and seclusion of residents - security is not considered to be an issue in this area.The management service will be provided 365 days per year to all residents and guests for a fee of around EUR88/GBP60/USD120 per month( based on 2006 costs).This will include the following -

- 24 hour maintenance and administration service.

- Maintenance of all common garden areas,swiming pool and leisure facilities.

- A full maid service,at resident's separate cost,and which can also be provided when the apartments are empty to ensure they remain clean and ready for future occupancy.

- A rental management service for guests wishing to rent their apartments during their absence.It is difficult to predict at this stage what rental income may be achieved but assuming full occupancy we anticipate EUR730/GBP500/USD1000 per month during the months from Dec-April and on average EUR365/GBP250/USD500 per month for the rest of the year.These are only forecasts but in any event we believe that any resident wishing to rent will cover all outgoing costs relating to the apartment and will have some left over to use on holiday.

- Arrangement of all tours and excursions,as well as a pick-up service to/from the airport. Actual costs will be at owners expense.

- Access to medical facilities,though travel insurance is recommended.

- Laundry service will be available.

- All water and electricity personally consumed will be metered.

- There will be ample car-parking facilities and each apartment will be allocated a private space.
